Terms & Conditions
House rules, booking terms, and property guidelines
1. Booking & Reservation Confirmation
Direct bookings are confirmed upon receipt of a confirmed deposit or formal reservation agreement with the property owners. Guests must be at least 21 years of age to book a stay.
2. Check-In & Check-Out Times
- Standard Check-In: From 15:00 onwards (flexible upon prior arrangement with the host).
- Standard Check-Out: By 10:00 (late check-out subject to availability).
3. Property Occupancy & Day Events
The standard maximum overnight sleeping capacity is 10 guests across 4 bedrooms. For daytime events, pool parties, or celebrations exceeding overnight limits, prior written confirmation and guest count registration with the owners is mandatory.
4. House Rules & Respect for Surroundings
- Pool Safety: Children must be supervised by an adult at all times around the swimming pool area. No glassware is permitted directly at the pool's edge.
- Quiet Hours: Respectful ambient volume in outdoor areas after 23:00 to honor the tranquil residential heritage of Is-Siġġiewi.
- No Smoking Indoors: Smoking is strictly prohibited inside the farmhouse premises. Designated outdoor smoking areas are available on the terrace.
5. Care of Property & Security Deposit
Guests are expected to treat the limestone farmhouse, outdoor kitchen, and furnishings with utmost care. A refundable security deposit may be required prior to check-in for special events.
